Our Process

 

Think of a design-build firm as a one-stop shop for discerning clients interested in building an individually-designed custom residence. Aspen Creek Partners Inc. specializes in producing one of a kind homes for its clients using the design-build approach to residential construction.

Design-build is an open and collaborative process between the design-build firm and the client-owner, at the end of which Aspen Creek Partners will deliver, on a turn-key basis, a truly unique home, tailored to the individualized requirements and unique tastes of the client-owner.

All aspects of the project, including site procurement (if required), architectural design, preparation of construction documents, permitting, construction and any required follow-up service are managed by Aspen Creek Partners’ experienced professionals … with, of course, the active involvement of the client-owner in selection or approval of project design elements, interior and exterior finishes, fixtures, furnishings and equipment.

Through the design-build process, we are well positioned to save our clients both time and money … particularly when compared to the traditional custom home building process in which the customer retains an independent architect to design the home and then oversee bidding the project to third party builders. A typical Aspen Creek Partners design-build project proceeds in several phases:

 

Initial Consultation

  • A chance to meet, discuss experience, and tour a sample project

  • Discuss project site, general description, budget and schedule expectations

  • Initial project feasibility discussion. Is the budget realistic?

  • Test team "chemistry" – How well will we work together?

  • Review Design Services Agreement

Owner’s Program - A Description of Your Home

  • Owner defines basic residence requirements and functions

  • Tell us how you will live in the home - how will you use your spaces?

  • Define design priorities. What is required?  What "extras" would you like?

Conceptual Design

  • Start with interior floor plans - first floor, then second

  • "Form follows function"

  • Discuss Owner’s exterior architectural preferences

  • Produce concept drawings – floor plans and front exterior elevation

  • Produce initial detailed project budget

Design Development

  • Detailed discussion of major components and finishes

  • Finalize floor plans and elevations

  • Refine initial budget into tentative budget

Construction Documents

  • Preparation of architectural and engineering drawings required for permit application

  • Selection visits made (cabinets, appliances, bath fixtures, floor coverings, etc.)

  • Detailed specifications of finishes, fixtures, equipment and other features required to establish cost of construction

Bidding/Construction Contract

  • Subcontractor bids compiled; final "allowances" established

  • Final budget and specifications established; construction contract signed

  • Applications for demolition/building permits submitted

  • Permit revisions made, permits issue, construction begins
